Two identical homes, one in Coronado and one in Rancho Santa Fe, will follow entirely different paths to a permit and entirely different construction sequences once they have one.

Design review boards have preferences. Plan checkers have interpretations. Coastal zone properties carry an additional layer of review. Associations impose their own guidelines on top of municipal code.

A builder who has worked repeatedly in a jurisdiction can tell your architect what will pass and what will trigger a second round, before the drawings are complete. That knowledge is worth months.
