Some properties deserve transformation rather than replacement. A coastal lot with the right orientation, a floor plan with good bones, a location that cannot be bought twice. We take those homes to the studs and rebuild them properly.
Why It Is Harder
On a new build, everything behind the walls is known because we put it there. On a remodel, the house keeps secrets until demolition reveals them. Undersized framing, failed waterproofing, corroded plumbing, and unpermitted prior work all surface once the drywall comes down.
Our approach is to reduce that uncertainty deliberately. We conduct investigative demolition before finalizing scope, build contingency into the budget honestly rather than hiding it, and reassess with you at defined checkpoints as conditions are revealed.
The alternative, which is common in this industry, is a low initial number followed by a long series of change orders. We would rather have the difficult conversation at the beginning.

Method
We walk the property with the architect and engineer, review permit history, and where possible perform selective investigative demolition before the budget is finalized.
Rather than gutting everything at once, we open the house in stages so conditions can be evaluated and the scope adjusted while decisions are still inexpensive.
Remodels carry genuine risk. We state a realistic contingency, explain what it is for, and report against it so unused contingency returns to you rather than disappearing.
Additions are engineered to work with the existing structure. Finished transitions are detailed so a visitor cannot tell where the original house ended.
