Custom Home Building

Ground up homes built for a lifetime.

A custom home is the largest and most personal project most families will ever undertake. Laurcon builds a limited number of them each year across San Diego's coastal communities, with the founder involved in every one.

The Work

From raw land to the day you turn the key.

Our custom home practice covers the entire arc of a project. We evaluate the property before purchase when clients want that assurance, join the architect during schematic design to keep the budget honest, manage entitlement and permitting alongside the design team, and then build.

During construction, a dedicated superintendent runs the site daily. Every trade is scheduled against a master calendar, every inspection is coordinated in advance, and every change is documented in writing before it is executed.

At completion, we do not simply hand over keys. We walk the systems with you, deliver the documentation package, complete the punch list, and remain available long after the warranty period ends.

Scope

What a Laurcon custom home includes.

Site and Structure

Grading, foundations, retaining, shoring where required, and framing executed to tolerances that make every finish trade possible.

Envelope and Waterproofing

Roofing, flashing, membranes, siding, and glazing detailed specifically for the marine environment of the San Diego coast.

Systems

Mechanical, electrical, plumbing, low voltage, automation, and solar coordinated during design rather than improvised in the field.

Millwork and Finishes

Cabinetry, stairs, paneling, stone, tile, and flooring installed by craftsmen who have worked with us for years.

Outdoor Living

Pools, spas, roof decks, outdoor kitchens, hardscape, and landscape integrated into the build rather than added afterward.

Accessory Structures

Detached casitas, guest houses, studios, and garages designed and permitted as part of the overall property program.

Coastal custom home built by Laurcon Development

Coastal Construction

Built for the environment it stands in.

A home three blocks from the Pacific faces conditions a home in an inland valley never will. Salt laden air attacks fasteners and hardware. Marine layer moisture drives condensation. Wind driven rain finds every unsealed transition.

We specify corrosion resistant fasteners and hardware, detail continuous drainage planes, select finishes rated for coastal exposure, and sequence the envelope so that assemblies are inspected before they are covered.

These decisions add cost during construction and save far more over the life of the home. They are not optional on a Laurcon project.

  • Corrosion resistant fasteners, connectors, and exterior hardware
  • Continuous drainage planes with tested flashing details
  • Coastal rated windows, doors, and exterior finish systems
  • Envelope inspections documented before closing walls

Begin

Let us talk about your property.

Every Laurcon project begins with a conversation about the land, the vision, and the budget. There is no obligation and no pressure, only an honest read on what it will take to build well.
