About this build

Balboa was built around a single idea: one uninterrupted great room that carries the kitchen, dining, and living areas without a visual break, then dissolves into the yard through oversized sliding doors.

Delivering that openness is a structural problem before it is a design one. Laurcon worked with the structural engineer to hide the beams and moment frames that make the span possible, so the finished ceiling reads flat and clean.

The chef's kitchen was coordinated down to the appliance rough in dimensions before cabinetry was released for fabrication. Crystal chandeliers were blocked and wired during framing, which meant no compromises at finish.

The result is a light filled coastal retreat built for the way families actually live, with four bedrooms and five bathrooms arranged for both privacy and gathering.
