Management is what turns a set of drawings into a finished home.

Construction management is the connective tissue of a project. It is the master schedule that tells the plumber when the slab will be ready, the budget report that catches a cost drift while it is still correctable, and the field walk that finds a framing error before drywall hides it.

Laurcon provides construction management both as part of a full general contracting engagement and as a standalone service for owners who want professional oversight while retaining direct contracts with their trades.

Master schedule and critical path

We build a detailed schedule that sequences every trade, inspection, and long lead delivery, then track the critical path weekly. When something slips, you learn about it in days rather than months.

Budget control and cost reporting

A line item budget is established in preconstruction and maintained against actual committed cost throughout. Reporting shows committed, spent, and remaining by category so the picture is never ambiguous.

Subcontractor scoping and award

Scopes are written carefully so bids are comparable and gaps do not appear later. We solicit from a qualified list, level the bids, and make recommendations with reasoning attached.

Procurement and long lead tracking

Windows, doors, tile, stone, appliances, plumbing fixtures, and custom millwork all carry lead times that can dictate the schedule. We track them from selection through delivery.

Quality assurance in the field

Daily supervision, milestone inspections, and documented checkpoints at framing, envelope, rough in, and finish. Problems caught early cost a fraction of problems caught late.

Change management

Every change is priced, documented, and approved in writing before work proceeds, with the schedule impact stated alongside the cost.

Closeout and turnover

Punch list execution, systems commissioning, warranty documentation, as built records, and an orientation walkthrough with the homeowner.
