Getting Started

Before the project begins.

What areas of San Diego does Laurcon Development build in?

We build throughout San Diego County with a concentration in the coastal communities. Coronado, La Jolla, Rancho Santa Fe, Solana Beach, Del Mar, Point Loma, Encinitas, and Carlsbad make up the majority of our recent work.

Our office is in El Cajon, which keeps our leadership within reach of every coastal jurisdiction we serve.

How long does a custom home take to build in San Diego?

A ground up custom home in a coastal community typically runs between sixteen and thirty months from the start of construction, depending on size, complexity, and the level of finish.

Design and permitting happen before that window begins. In jurisdictions such as Coronado and the California Coastal Commission review areas, entitlement alone can take a year or longer. We give you a realistic calendar early rather than an optimistic one.

Do you work with our architect and designer, or do you have your own?

Both approaches work. Many clients arrive with an architect and interior designer already engaged, and we integrate into that team. Others ask us to recommend design professionals whose work suits the project and the site.

In either case we prefer to join the conversation early. A builder involved during design can flag cost and constructability issues while they are still inexpensive to solve.

Are you licensed, bonded, and insured?

Yes. Laurcon Development holds California contractor license number 839482, carries a contractor bond, and maintains general liability and workers compensation coverage. Certificates are provided to every client and to any lender or association that requires them.

You can verify our license status at any time through the Contractors State License Board.

How do you handle budgets and change orders?

We build a detailed line item budget during preconstruction and track it against actual cost throughout the project. You receive regular reporting that shows where the budget stands, not a summary at the end.

Changes are documented in writing with a price and a schedule impact before any work proceeds. No client should ever be surprised by an invoice.

What makes building on the San Diego coast different?

Salt air, marine layer moisture, seismic requirements, and strict local design review all shape how a coastal home must be built. Material selection, flashing details, corrosion resistant fasteners, and waterproofing assemblies matter far more here than they do inland.

Add the permitting environment in cities such as Coronado and Del Mar, and coastal construction becomes a specialty rather than a variation. We have spent three decades learning it.

Money and Contracts

Budgets, contracts, and payment.

What does a custom home cost per square foot in San Diego?

Cost per square foot is a poor planning tool for custom work because it hides the variables that actually drive the number. Site conditions, structural complexity, level of finish, and outdoor living scope can move the figure dramatically on two homes of identical size.

We prefer to build a real budget from your drawings and your site. That takes longer than quoting a number, and it is far more useful to you.

Do you work on a fixed price or cost plus basis?

Both structures are available and each suits different projects. Fixed price offers cost certainty and works best when drawings are complete and selections are made.

Cost plus with a guaranteed maximum offers transparency into actual cost and flexibility during construction, which suits highly custom projects where selections continue to evolve.

We will explain the tradeoffs and recommend a structure based on how ready your project is.

How are payments scheduled?

Payments follow a schedule tied to completed work, in compliance with California law governing residential contracts and down payments. You pay for progress, not for promises.

Each draw is supported by documentation, and lien releases are collected from subcontractors and suppliers throughout the project.

What are allowances, and how do you handle them?

An allowance is a placeholder amount for a scope not yet selected, such as plumbing fixtures or stone. Some builders set allowances artificially low so the initial contract price looks attractive, which guarantees overages later.

We set allowances at realistic levels for the quality of home being built and tell you exactly what each one assumes.

During Construction

Life while the home is being built.

Can we visit the site during construction?

Yes, and we encourage it. For safety reasons we ask that visits be scheduled with the superintendent so that we can walk with you and ensure the site is in a safe condition.

How often will we hear from you?

You receive a written progress report weekly during active construction covering work completed, work upcoming, decisions required, and any issues. Beyond that, our phones are on.

How do you protect our neighbors during construction?

We develop a site logistics plan before mobilization that addresses parking, deliveries, dust and noise control, work hours, and street cleanliness, and we introduce ourselves to adjacent property owners at the start.

On tight coastal lots this is not a courtesy. It protects your permits and your relationships on the block.

What happens if we want to change something mid project?

Changes are normal on custom homes. We price the change, state its schedule impact, and put it in writing for your approval before any work proceeds.

The one thing we will not do is execute a change quietly and present the cost later.

After Completion

Warranty and the years that follow.

What warranty do you provide?

We provide a written workmanship warranty along with the manufacturer warranties on installed products and systems, and we deliver a complete documentation package at handover.

What happens if something needs attention after we move in?

You call us. We maintain a follow up process after move in and respond to service items promptly. Our reputation in these communities depends on how we behave after the final payment clears.

Do you help with maintenance guidance for a coastal home?

Yes. Homes near the ocean require a maintenance rhythm that inland homes do not, particularly for exterior finishes, hardware, and mechanical equipment.

We provide guidance at handover and remain available when questions come up later.
